1 You

Send us the address

Include photos, what was built, and whether there’s a closing or a code enforcement deadline. If it’s obvious the work can’t be brought up to current code — flood, setback, zoning — we’ll tell you up front rather than take your money for drawings that’ll get rejected.

2 Drafter + Florida PE

We get it drawn and sealed

A drafter prepares the as-built drawings, then a Florida professional engineer reviews and seals them. The engineer’s name and seal go on the set, and the engineer is professionally responsible for what’s in it.

3 Licensed contractor

A licensed contractor files it

Cities won’t let an unlicensed third party pull this permit, so a licensed contractor we work with files it. We handle the portal and plan-review comments. If work needs repair to pass inspection, a contractor does that — not us. The city closes the permit after inspection.

What we don’t do

  • We don’t do construction. If the work has to be fixed or redone to pass, that’s a contractor’s job, not ours.
  • We’re not engineers, architects, or surveyors ourselves. We hire licensed ones for your job.
  • We’re not lawyers, so we can’t represent you at a code enforcement hearing or argue your fines down.
  • We don’t do pools.

Jobs we turn down

  • If the engineer won’t seal it, we can’t file it.
  • If the city can’t legalize it (wrong zoning, built inside a setback, doesn’t meet flood requirements), drawings won’t fix that, and we’ll tell you so instead of taking the job.
  • “Just pay the fine and close it out” with no drawings behind it.
  • Commercial high-rise or new-home construction.
